Neither do I. Neither do our local industry experts. The area simply doesn't have the demographics today to meet the key demands of retail. There aren't enough people living nearby, and those who are don't have the disposable income to shop and eat out as much as most retailers require.
"Even though land values are low, future development would include assembly costs, demolition, etc., for the few available parcels," the report said. "Since most of the existing building stock was developed in the 1960s, the extra costs associated with redevelopment may challenge the financial feasibility of future development." The report also noted financing might be difficult because "the area has not shown a record of successful development."

To be sure, I checked with many brokers who have property listed in the area. As I suspected, their phones have been pretty silent.

He added that a deal probably will come together on the property, but while there was interest in the space, potential users weren't drawn by the new venue.
Nelson showed the space to a potential tenant from the Twin Cities that has a location close to Target Field.

The same thing happened with the Pentagon at the Sanford Sports Complex. Well known basketball teams were paid to play in the facility last fall and brought an added level of interest and attendance to the complex.
"I cannot justify building a Granite City next to the events center just because the events center is there," developer and commercial real estate broker Jim Dunham said. "Nobody can survive on that alone."
"They still want to be in Sioux Falls, but they ruled out Boonies and want to be where more of the action is every single day," he said.
This shouldn't be a surprise, as a city commissioned study detailed as much before the center was built.
"The area (at the Arena and Convention Center) is challenged by inconsistent land uses, an environment not amenable to pedestrians, and other geographic and infrastructure impediments that limit its desirability from a retailer's perspective," the report said. "As such, we do not anticipate a significant level of real estate investment in the area.'
